Noerr advises R & S on finalising “green” lease with Interhyp for development in Munich’s “Werksviertel” district
A Noerr team led by Annette Pospich has advised R&S Immobilienmanagement GmbH, a company belonging to the Rohde & Schwarz Group, on concluding a “green” lease with the Interhyp Group in Munich’s “Werksviertel” district (Holz-Hybrid-Projekt i8).
Interhyp, Germany‘s largest broker for private real property financing, has leased approximately 9,000 square meters of office space in the i8 building, which is expected to be handed over in June 2025. Designed by the renowned Danish architectural firm C.F. Møller Architects, the i8 building is notable for its sustainable design. The complex features a hybrid timber construction and a facade made of recycled aluminum. Additionally, it aims to achieve “Platinum” certification in the Leadership in Energy and Environmental Design (LEED) rating system.
A notable feature is the “green” lease, which encompasses a holistic commitment to sustainability and energy efficiency, with active tenant involvement. To optimise energy consumption during operations, a software system will, for example, continuously analyse energy usage and CO2 emissions, helping to improve energy efficiency. The insights gained from this analysis are expected to unlock new opportunities for sustainable building management and reducing carbon emissions.
