Noerr advises Real I.S. on purchase of “AERA” office complex in Berlin

A Noerr team led by Annette Pospich has advised Real I.S. AG on the acquisition of the “AERA” office building located in Berlin’s commercial centre known as “City West”.

The Real I.S. Group, a service provider specialising in real estate investment funds for the Bavarian state bank BayernLB, has acquired a newly constructed office building, completed in August 2024, for two special AIFs (alternative investment funds). The building, located in the Charlottenburg-Wilmersdorf district, features over 12,000 square metres of rental space across seven floors. A distinctive feature of the building is its approximately 2,200-square-metre rooftop garden, with trees reaching 12 metres in height. The building aims to achieve at least a “Platinum” certification from the German Sustainable Building Council (DGNB) for its energy efficiency and sustainable use of resources.

The seller of the property is the project developer Bauwens. The parties have agreed not to disclose the purchase price.
